This aspect is not as familiar to many property investors, because dealing with tenants is the part that most investors would rather do without. However, my approach to managing tenants is one of the main reasons for my success in this field.

A fixed fee, not a percentage
I don't believe that just because the rent goes up, that the property management fee should too, so therefore I charge a fixed, flat, all-inclusive fee, rather than a percentage of the rental income. This often results in significant cost savings for my clients.
