Platinum Account Fee:
We find the Customer. We manage the property. We organise repairs and maintenance.
This is our only account option. We provide a full service for you and your property portfolio. You will get all the benefits of owning rental property with absolute minimal involvement. This option includes the following services:
Advertising and Marketing
- Internet Listing
- Kapiti Observer or The Dominion Post Advertising
- Flyers in and around the area
- For Rent sign on the property (if allowed and appropriate)
- Open Homes
- Searching our database of prospective customers to match to your property
Customer Screening/Application
- Supervision of Customer Application for Tenancy Forms
- Searching of Credit Bureau and tenant default databases (TINZ and Veda Advantage).
- Reference checking
- Completion of Tenancy Agreement and Bond Forms, Tenancy renewals and reviews
- Collection of Bond and initial rent and depositing to your account
Collection of rent on your behalf
- Rent payments are checked daily, tenants are notified after one day if rent has not been received.
- Owners are credited rent payments, less charges fortnightly.
Organise Repairs and Maintenance
- We engage the services of fully qualified and registered plumbers and electricians, and only use fully qualified builders to work on our investment properties.
Conduct Property Inspections
- We will inspect the property before each new tenancy, and inspect the property at regular intervals throughout the tenancy. You will receive a letter advising of the current condition of the property and of any maintenance issues that may need attending too.
Communication
- We keep you informed about your property portfolio in a manner and frequency as instructed by you.
