Creating a safe and comfortable home for you and your family


At Jade Rental Properties our goal is to provide an excellent home for our tenants and create a win:win:win situation where tenant, manager and owner all benefit.

We have had tenants with us for over seven years. We enjoy creating a positive environment and providing a good home for tenants and their families.

To apply for any of our properties download our Tenancy Application Form, complete it and fax it through.

The only things we require of our tenants are that the conditions of the tenancy are kept to, the property is respected and the rent is paid.

General requirements

The general requirements for tenants are:
  • That you to maintain the property in clean and tidy condition at all times.
  • Unless it is specifically stated in the tenancy agreement, no pets are allowed to be kept on the grounds of, or in, the property without written permission.
  • You are responsible for all charges relating to electricity, gas, telephone, water charges, replacement light bulbs and stove elements. If you do not contact the electricity company and/or gas company within two weeks of the start of your tenancy they may disconnect supply to the property and you will be liable for any re-connection fee.
  • Damage to the property caused by you is your responsibility. If damage does occur, or maintenance is required, you should advise us immediately so we can quickly remedy the situation. Often we are able to save money for you if we are aware of problems early.
  • Moss and mould are a problem in most areas, and you are responsible for ensuring they do not build up.
  • Ensure you open windows in bathrooms, wash houses and kitchens, and regularly treat moss and mould with products such as Moss and Mould Remover or Exit Mould.
  • Carpets must be commercially cleaned at the end of your tenancy.
  • When you move on you must give 21 days written notice of vacating. That notice starts when we receive it not when you send it. Please ensure that we have received it. An acknowledgement letter will advise you of the final day you will be required to pay rent and other details required to ensure a full and quick refund of the bond.
Regular inspections of your property are carried out and you will receive advanced written notice of the each inspection. It is not necessary for you to be in attendance but may do so if you wish.
