Jade Rental Properties: the story so far…
My name is Cindy Foote, owner of Jade Rental Properties, which provides residential property management for property investors in the Wellington and Kapiti Coast regions – for a fixed fee, rather than a percentage of rental income.
I founded Jade Rental Properties in 2004, after managing my own properties for almost 20 years, and completing my degree in property management and valuation at Massey University.
My career in property investment began in 1987 when I bought my first property. Up until this point I had worked in banking and finance, giving me an excellent grounding in that component of the property investment equation.
In 1997 I began my studies (part time) at Massey University, and nine years later I graduated with a business degree in valuation and property management!
I believe my combination of practical experience and academic training stands me in good stead to deal with the variety of scenarios that residential property management inevitably throws at you.
As well as the people management skills (which I believe is an important element of the property investment package) there is actually a good deal of technical building knowledge required.
An important aspect of residential property management is understanding each building at a fundamental level. This allows you to know what to expect in the future and how to prevent major maintenance issues before they happen.
This building knowledge was an important part of my training in my degree and the fact that my partner runs a building company doesn’t hurt either!
Property investment is a very attractive investment option for New Zealanders, but the hands-on nature of managing your investments doesn’t necessarily suit everyone. It can be a minefield, especially for those with no experience in this industry.
To manage residential investment property effectively and efficiently, you need a team of people: financiers, valuers, real estate agents, trades people, plus building and maintenance contractors.
I believe I have built up an excellent support team, which means I have the capability to deal with most situations and can provide you with advice should you require it.
On a personal note, I live in Raumati Beach, with my partner and two teenage children.
